Long, meticulous and careful planning meetings and discussions were held in order to achieve permission for approx. 18,000 sq ft across 6 large executive homes and the demolition of a large 5 bedroom house.  The design had to be very sympathetic for the rear properties, being in a rural location with an adjoining farm.  The properties were barn like in their exterior façade, whilst the internal facades were presented with flint (hand laid of course) elevations, with brick plinths (top course cut) and brick coin design to the windows.  Finished with natural grade A slate roofs, this is a project we remain very proud of.

Completed inside 14 months, including sales as all properties were sold off plan, this enabled each home to be designed to each individual buyers taste.

Flint House, Modern Homes in Barley, Hertfordshire

Planning was achieved for 4 properties, a pair of semis, a large detached family home and a sizeable bungalow.  A large emphasis on the hand laid flint on this site helped the planners grant permission for these units in a historic village. 

A very smooth build project, however sale of the last unit proved problematic and a good learning curve, we faced; Brexit, Liquidated insurers, 3 failed sales, a temporary tenant and an unexpected building site turn up next door.  We completed this in a JV with the owner of the land, of which we retained a good friendship throughout this turbulence and the property finally sold to a lovely couple.

Planning achieved for the demolition of a large care home and adjoining bungalow, which was carried out by our own sister company (Hanson Services Diamond Drilling) and the construction of 6 new build properties consisting of 2 large detached brick built 4 bedroom family homes, a pair of 3 bedroom and 2 large detached executive homes.  The planning application was designed to be considerate for the views across the beautiful landscape surrounding Barkway and it’s many paths to simulate a farming courtyard at the rear and a continuation of the current building line along the road to the front of the site.

Constructed in a JV, the project was completed inside 12 months, with the sales process extending 3 months beyond that.

A long planning process to satisfy conservation, highways and the planning department, due to its sensitive location on the high st, whilst being situated amongst Listed properties.  We achieved planning to significantly extend the existing property and renovate whilst adding 2 stunning new executive homes, totalling 6,500 sq ft.

Met with environmental challenges that we had to meticulously comply with and trying to work inside hibernation windows for groundworks and closely monitor the movements of badgers with pellets and night cameras to ensure we did not disturb their setts, we decided to complete the build in two phases.

The existing property we designed to contrast with the new build properties to distinguish the two, the existing property received a makeover of render and cedar clad to sit more softly and modern than the previous brown, unattractive brick.  The new builds finished with flint elevations, red multi brick to tie in the black boarding and grade A slate roof.  We constructed a stunning glass balcony on this site for the buyer to take advantage of the views looking over the rear paddocks.

Obtained planning to convert an old guest house, with large rear extension and forming 10 apartments.  We found an old well, which took some additional engineering due to it falling in line with our foundations.  A lovely red brick built property was eventually restored providing rental accommodation.

Katherine’s Barn & Offices, Royston Herts

Grade II Listed Barn and also Grade II Listed office block, which in its former life was used for more pleasurable purposes as an overnight tavern. 

The Barn still has a unique murial on the front façade.  We managed to retain all the barn’s original features, which made for a beautiful characterful property with all the barns original frame on show.

The office has since become our working office along with a few other local businesses.
